A scenic drive will bring you into the community. You may also take the TVA road that winds along the lake. If you
have access to a private plane, the McKinnon airport
is in the process of expansion and only 5 miles away.

Kentucky Lake is a deep water 160,000 acre lake with
2,380 miles of shoreline. If that isn't enough, you

Waterway or set sail for the Gulf of Mexico! This is
the second largest man-made lake in the world.

Kentucky Lake is a world-re known fishery and boasts
high numbers and record catches. The lake is host to
many national fishing tournaments. A great deal of
the shoreline is restricted by the TVA, TWRA, and
State Parks, so there are many miles of undeveloped
water frontage to explore. This makes SUNSET POINTE a
unique investment. Not all properties on this lake
are permitted to have dock rights or have the views
and privacy of this location.
A short drive brings you to LBL (Land Between the
Lakes), Paris Landing State Park, Fort Donelson and
many other area attractions.
Each lot has been tested for soil percolation. A
septic permit will need to be obtained for the number
of bedrooms desired once you begin construction. A
Lot Information Sheet with contacts will be provided
to all potential purchasers.
There are protective Covenants, Conditions and
Restrictions to protect your investment and assure the
harmony of the community. A Homeowners Association
has been established for the lot owners to assure the
upkeep of the common areas and maintain the integrity
of the community.
A "Community Only" Dock and Boat Launch with parking
area will be constructed during Phase 3. Some lots will include a covered dock slip. Lake front lot owners have the right to
apply for a private dock in front of their lot. Those who do not have a community slip may still use the private launch and parking area.
Land Between the Lakes (LBL) is within a short drive
and offers 170,000 preserved acres between the
Tennessee and Cumberland Rivers, off road trails,
horseback riding, hiking, nature trails, wildlife
viewing and historic renditions of a time gone by.
There is something to offer everyone. Parts of the
park are open to hunting throughout the year. You can
fish most of the lake with either a Tennessee or
Kentucky fishing license.
Golf courses can be found in every direction within a
short drive. Paris Landing State Park and the
Tennessean Golf Course are within a 30-45 minute
drive. If you are a history buff, you will find Fort
Donelson Battlefield and National Cemetery in Dover as
well as the well-preserved Surrender House. In Dover,
you can also find antique shopping, restaurants,
wildlife reserves and fantastic viewing areas.
